Gold Coast Property Buyer Report 2026: Market Snapshot

The seven markets assessed show substantial differences in price, growth, selling conditions and rental performance.

These figures demonstrate why Gold Coast buyers should examine individual locations and property types rather than rely on a single regional headline.

Median house sale prices ranged from approximately $1.05 million in Coomera to $2.5 million in Broadbeach Waters.

Median unit sale prices ranged from $776,000 in Southport to $1.14 million in Palm Beach.

Southport recorded the strongest annual house-value change among the markets assessed, at 13.5%.

Robina recorded the strongest annual unit-value change, at 15.6%.

Unit rental yields generally exceeded house yields, ranging from approximately 4.0% to 4.8%.

Mudgeeraba units recorded the shortest reported selling period, with a median of eight days on market.

What Different Budgets Buy Across the Gold Coast

A buyer’s budget can produce very different opportunities depending on the location, property type and compromises they are prepared to make.

The following ranges use median sale prices from the seven markets assessed. They provide broad context rather than a valuation or guarantee of what will be available.

Below $1 Million

The clearest opportunities within the markets assessed were units. Median unit sale prices were approximately $776,000 in Southport, $795,000 in Coomera, $930,000 in Robina and $955,000 in Mudgeeraba.

$1 Million to $1.5 Million

This range covered median house prices in Coomera, Southport, Mudgeeraba and Robina. It also included median unit prices in Broadbeach Waters, Broadbeach and Palm Beach.

$1.5 Million to $2 Million

Buyers may access houses in selected established or coastal locations, with Palm Beach recording a median house sale price of approximately $1.875 million.

Above $2 Million

Premium waterfront and beachside opportunities become more prominent. Broadbeach Waters recorded a median house sale price of $2.5 million, with approximately three-quarters of reported house sales exceeding $2 million.

Buyers should not assume that spending more automatically produces the better property. Layout, condition, land, street position, future costs and resale appeal can materially change the quality of the purchase.

Buying power should be measured by the quality and suitability of the complete property—not simply its suburb, price or bedroom count.

Broadbeach: A predominantly apartment-based coastal market where unit supply and building selection require careful assessment.

Broadbeach Waters: A premium waterfront market where individual property characteristics can materially affect value.

Robina: An established central market with family housing, amenities and a growing unit segment.

Mudgeeraba: An established family market where houses remain tightly held and units recorded shorter selling periods.

Palm Beach: A premium southern beachside market with significant price differences between houses and units.

Allow a negotiation buffer below the agreed maximum.

Once the maximum has been established, the negotiation should remain disciplined. Every property has a different maximum because every property presents a different combination of value, suitability and risk.

If negotiations reach the agreed maximum without securing the property, Empire recommends walking away and continuing the search.

Why the Complete Property Matters

A lower bedroom count, desirable location or appealing presentation does not automatically make a property the right purchase.

One Empire client was considering a three-bedroom home, but the assessment identified serious problems with its layout and internal flow.

Rather than overpaying for a compromised property, the client maintained a disciplined search and considered opportunities in a different location.

The unsuitable three-bedroom property was rejected.

The search expanded to a different location that still met the buyer’s broader requirements.

The client secured a renovated five-bedroom home for approximately the same price.

The outcome was not achieved by chasing bedroom numbers alone. It resulted from comparing the complete property, maintaining price discipline and remaining prepared to walk away from an unsuitable opportunity.

A successful purchase is not simply the property a buyer secures—it is also the compromised property they had the discipline to avoid.

Southport, Coomera, Broadbeach Waters, Broadbeach, Robina, Mudgeeraba and Palm Beach were assessed.

House and unit results were separated where sufficient data was available.

Median sale prices, annual value changes, days on market and rental yields were compared.

Market statistics were interpreted alongside property-specific valuation, due diligence and negotiation considerations.
